There are older cottages and bungalows in Leucadia for instance, which are at the lower end of the areas price range, and there are newer estate type homes in the Olivenhain area in the two to three million dollar range. In July 2004 the average Encinitas home was valued at $986,250 and the median was $825,000. The San Diego County median home price from July 2003 to July 2004 increased 33%. Of course prices have not been as high as they are, nonetheless, prices still continue to increase significantly. A cottage which originally sold for $6,000 in 1960, was worth $15,000 in 1970, $65,000 in 1980, $150,000 in 1990 and may be worth nearly a million dollars today, mostly for the value of the land. In some parts of the city, there are still lots or land available, but it is running out fast.
